Buying a Home

Buying a home is an exciting and complex adventure.  It is important, as a buyer, to have "all your ducks in order" when you start, so that you don't miss out on the "right" property when it comes along.  If you find a home you think is "GREAT", chances are others will think so too.  You don't want to miss out because you weren't ready to act.

 

First step: Use a full time professional realtor.  You don't want to leave your biggest financial decisions to someone doing real estate part time. Find someone you are comfortable with that listens to your needs.  It's not about them, its about YOU.  When you are ready to interview, call me.

 

Second: If you are financing  meet with a lender.  This doesn't mean you have to make out a loan application. Find out what you would qualify for.   Make sure this is a monthly payment you are comfortable with.  You want to make sure that your lender is including in your monthly payment: principle, interest, estimated taxes, estimated insurance and any monthly HOA or Condo fees. If you are a cash buyer you will need to have a current bank statement or equity financial statement.  If you are looking from out of state, make sure to bring them with you or have access to them on line.

 

What types of properties are you interested in:  Regular (non distressed properties), Short Sales, Pre-forclosures, Reos.  Make sure your real estate agent explains the differences, pros, cons, and potential pitfalls.  If you have a certain deadline or time frame, some of these options may not work for you.  Make sure you agent knows how to look out for and protect against the "Undeclared Short Sales".
